Shutters regulation april 11, 2006


Any and all previous hurricane shutters regulations, procedures and directives are cancelled as of April 11th 2006.

Hurricane shutters must be installed on all glazed openings (sliding glass doors and windows) that exist in a building (all units, all buildings)

 Those hurricane shutters designed, fabricated and installed in accordance with the Florida Building Code 2004, must be of the accordeon type, and the minimum design pressure for all shutters shall be + 48 P.S.F. - 64 P.S.F.

The Board of Directors will provide for the installation of hurricane shutters and will maintain, repair or replace such shutters whether on or within common elements, limited common elements, units or association property.

The Board will operate such shutters without permission of the unit owners only where such operation is necessary to preserve and protect the condominium property and association property. The Board may, but is not obligated, to close the shutters when a storm is forecast and that, when the owner is gone for an extended period during hurricane season or when a hurricane or tropical storm warning is issued, the owner must prepare the unit and close the shutters.

However where laminated glass or window film architecturally designed to function as hurricane protection which complies with the Florida Building code 2004, has been installed, the Board will not install shutters unless specifically requested to do so by the owner, and at the established cost to the owner.

All existing shutters will be inspected.  Those that have been maintained and are in good working order can remain and the owner of that unit will receive a credit for the assessment to install shutters on his or her unit. Those that have not been maintained or are not in good working order will be replaced and the owner assessed for the installation cost. However owners with approved shutters but requesting the new hurricans shutters will be credited with the costs of those shutters on presentation of proper invoice-receipt.

The owners are prohibited from installing or altering the shutters
