Owners,

Yesterday was an excellent day. We had help from owners Gaby Belanger and Christina and Scott Perron who spent the whole day working with me, as well as, Stacey, our staff and a crew led by Mike from Affordable Welding. That firm is presently doing yard work given the widespread destruction in Florida. Let me tell you that this group worked very hard all day without stopping and used equipment including chainsaws and dumping trailers. There were other owners who also helped us, such as Ethel Brady. If you would like to clean around the area of your building and bring the debris to the road, it would help us greatly.

The Affordable Welding crew will be working with us again all day today with their equipment. On Friday, Kerry Landscape will be onsite to do the final touches. By Friday evening, most of the cleaning should be completed. We will then have to fight with Waste Management to convince them to pick up all of the debris as soon as possible and we expect that it may take some time for all debris to be removed. We have heard that costs related to debris removal could be covered by FEMA. Further information on this question will be provided as it becomes available.

The foliage of the trees and hedges was burned by the wind. However, their natural color will return in due course. Until that time, please do not be concerned about their unusual appearance because it will return to normal. Please try to recall the appearance of your area before the hurricane struck because it may have changed a lot. By the way, Units 684 and 685 in Building 34 are in great shape despite the tree that fell on the building, there was no internal damage to those units.

The other good news is that the electricity is now restored for the whole site. That happened at about 5:00 p.m. yesterday (Wednesday) and the gate was back in service by about 10:00 p.m., thanks to our guard Joseph. Before that time, the gates had to be left open, but they are now fully operational and there was no damage to the electronics.

Some buildings have suffered limited damage. We have received confirmation of no damage in 114 units. We have sustained limited damage to some roof shingles and awnings, as well as four Florida rooms and all roofs will be checked for shingle repairs. You will appreciate that given the magnitude of the winds, we were very fortunate that the damage to buildings was so limited. The pools are obviously unusable and extremely dirty at present. Our staff will try to have the east pool functional before the end of the week.

We have not yet had time to prepare an estimate of the cost of the damage, but we should be able to absorb it within our current year budget and we will create a specific budget item for Irma costs.

Il me fait plaisir de vous écrire que nous connu une excellente journée hier. Nous avons pu compter sur l’aide de Gaby Bélanger, Christina et Scott Perron qui ont passé toute la journée à travailler avec moi. Stacey était de retour au travail avec nos employés en plus d’une autre équipe dirigée par Mike de « Affordable Welding ». Cette compagnie a mis de côté ses activités habituelles pour se consacrer au déblayage extérieur. Tous ces gens ont travaillé d’arrache-pied toute la journée utilisant tracteurs, scies mécaniques, camion à bascule, etc. D’autres propriétaires se sont joints à nous comme Ethel Brady que je remercie. J’aimerais dire à tous les autres que vous nous aideriez grandement si vous pouviez placer au bord du chemin les débris qui se trouvent devant chez vous afin que nous puissions les ramasser.

Toute l’équipe d'Affordable Welding sera encore avec nous aujourd’hui jeudi. Demain, vendredi, l’équipe de Kerry Landscape sera présent pour effectuer le nettoyage de détail. En somme, le site devrait être entièrement nettoyé à la fin de la journée de vendredi. Il nous faudra ensuite argumenter et harceler Waste Management pour que ces derniers viennent chercher tous ces débris. À cet égard, on entend que les coûts reliés à l’enlèvement des débris pourraient être assumés par FEMA. À suivre.

Présentement le feuillage aussi bien des arbres que des haies a été brûlé par le vent. Celui-ci reprendra sa couleur dans quelque temps. D’ici-là, ne vous inquiétez pas pour son aspect inusité. Conservez vos souvenirs du « village » avant Irma parce que celui-ci ne ressemblera malheureusement plus à ce que vous avez connu.

À noter que les unités 684 et 685, édifice 34, sont en excellent état malgré l’arbre qui est tombé sur la bâtisse. Aucun dommage n’a été décelé à l’intérieur.

Autre fait important à rapporter, l’électricité était rétablie  sur tout le site à 17h00 hier. Notre barrière à l’entrée était de nouveau en opération hier à 22h00. Fort heureusement,  aucun dommage n’a été causé aux boîtes de contrôle électronique. Jusque-là, la barrière était demeurée ouverte et Joe, notre gardien était à son poste.

Nous avons reçu confirmation de la part de 114 propriétaires qu’il n’y avait aucun dommage à l’intérieur. A certains endroits, quelques bardeaux de toit se sont envolés, nous effectuerons une inspection complète de nos toitures. Quatre « Florida room » ont été endommagés. Somme toute, nous devons nous compter très chanceux de nous en tirer à si bon compte. Les piscines sont bien évidemment inutilisables et extrêmement sales. Notre personnel tentera de remettre celle de l’est en fonction avant la fin de semaine.

Nous n’avons pas encore eu le temps d’évaluer les coûts pour la remise en état du site. Ceci dit, nous devrions pouvoir les assumer à l’intérieur de notre budget actuel et nous allons créer un poste afin d’inclure toutes les dépenses encourues à cause d’Irma.
